Dear Beaufort County Citizens and Visitors,
As Beaufort County Assessor, it is always my privilege to share with you the latest available Beaufort County real property information. Therefore, I want you to know that Beaufort County must conduct its next assessment of real property in 2013. This reassessment is required by South Carolina law.
South Carolina law mandates that property valuations be completed at the end of December of the fourth year of the scheduled five-year reappraisal cycle. The most recent county-wide reassessment was implemented for tax year 2009 with market values established as of December 31, 2007. The law demands that the 2013 reassessment be based upon market values established as of December 31, 2012. Unless market values increase by then, the 2013 reassessment will result in a decline to the County's tax base. The first tax bill using the new reassessment data will be mailed to taxpayers in November of 2013.
Due to market value differences within Beaufort County, a decline in the overall tax base does not mean that all Beaufort County taxpayers can expect a decrease in their property tax bills in 2013. A video is available on the County website that examines in detail why some property taxpayers will pay more and some property taxpayers may pay less in 2013. Visit www.bcgov.net and click on The County Channel on the home page. Select "Video on Demand," then "Reassessment Presentation."
Also, for those citizens who are new to the area and now call Beaufort County their home, please remember to file the Special Assessment (4%) ratio application. Approval of the application will result in substantial property tax savings. The application and additional information is available from the Assessor's pages of the Beaufort County website.
